PLANNING PERMISSION AND BUILDING REGULATIONS
Are you considering starting a new business? or, Converting or extending your premises?
Always contact the planning department of your local authority (see link) for their advice on planning permission at an early stage. There is a useful guide to planning permission issued by the Government. Go to http://www.odpm.gov.uk/ The guide is downloadable as either a Word or pdf file.
There are fees payable when you submit an application these are based on the size of the development you propose. Most Local Authorities have this information on their web sites with application forms that can be downloaded. Application fees are set to increase again in Spring 2004 by 10%.
Setting up a bed and breakfast in your home or using an existing building as a holiday cottage, may need ’change of use’ planning permission.

Building Regulations
Structural alterations to a property, or the construction of a new building will also be subject to building regulations. Useful guides to these can be found on the Internet on the following government website: http://www.odpm.gov.uk/ Many local authorities have useful leaflets available on their web sites, which can be downloaded – check yours under the Building Control heading (or similar).
If you are not thinking of altering your house/premises for guests, and planning permission is not required, you may still be required to do work to it in order to meet building regulations requirements and those of the environmental health department. Always contact the building control department of your local authority as early as possible.
